What is a Home Inspection?

A Home Inspection is a non-invasive visual examination of a residential dwelling, performed for a fee, which is designed to identify observed material of a residential defects within specific components of said dwelling. Components may include any combination of mechanical, structural, electrical, plumbing, and/or other essential systems or portions of the home, as identified and agreed to by the client and inspector prior to the inspection process.

A home inspection is intended to assist in the evaluation of the overall condition of the dwelling. The inspection is based on observations of the visible and apparent condition of the structure and its components on the date of the inspection, and not the prediction of the future conditions.

What other types of inspections do you offer?

The Inspection Ladies offer a variety of inspections to meet your needs. We qualified to inspect swimming pools/spas, septic sewer systems, landscape irrigation systems which can be included with your residential home inspection or performed as a stand-alone inspection.

We also offer new build phase inspections, new build completion inspections, and 11-month warranty inspections.

How much does a home inspection cost?

The Inspection Ladies inspection cost varies based on square footage, age of the home, and any additional items that need inspected such as a swimming pool, spa, sprinkler, or septic.

When should I schedule a home inspection?

Your inspection should be scheduled as soon as possible after you enter into a contract to buy a home and you are in your contract option period, which usually ranges from 3 to 10 days depending on the market.

How and when can I pay for my home inspection?

Once you have confirmed your home inspection with our scheduling team, you will receive an email confirmation with a link where you can securely pay online on your phone or computer with a credit card or ACH. We also accept cash, checks, credit cards or Zelle at the time of inspection for your convenience.

When will I receive my inspection report?

We guarantee you will receive your inspection report within 24 hours of the completion of the inspection. Most of our reports go out the same day or within a few hours of inspection completion.

Do I or my realtor need to be at the home inspection?

No, neither of you have to be at the inspection. However, either are welcome to attend the inspection.

If you are planning on attending, we request you show up during the last half hour or so. This gives your inspector the time needed to focus on doing a detailed, thorough inspection of the home for you without distraction. Once the inspector is finished, they will go over the findings of the inspection with you and answer any questions you may have.

What if neither my realtor nor myself can attend the home inspection?

Not a problem. Your inspector will still complete the inspection as if you were there. After the completion of the inspection, your inspector will call you to discuss findings at a time that is convenient for you and your report will be sent to you within 24 hours as long as payment has been received.
